You may wish to check what your tenancy agreement states, as well as what reason your landlord is stating requiring the need to change the air con. (e.g. Did you fail to service the AC regularly if your agreement required you to do so, resulting in the need to change the entire AC set?)

In most cases, replacing an entire aircon system is the landlord’s responsibility, not the tenant’s. Tenants are usually only responsible for routine servicing as stated in the tenancy agreement. Major replacements or upgrades are normally borne by the landlord unless your contract clearly states otherwise.

A few things to double check:

• Look at your TA. If it only mentions basic servicing, you do not need to pay for a full replacement.

**1. Normally, air-con replacement is the landlord’s responsibility**
Air-conditioning is considered a fixture of the property. If it becomes old, faulty, or needs replacement, **the landlord usually must pay for the full replacement**, unless your tenancy agreement specifically states otherwise.

**2. Tenants only pay for minor servicing, not major replacement**
Tenants are usually responsible for **regular servicing** (for example, every 3 months) and **minor repairs up to a small limit** if stated in the contract. Replacing the *entire air-con system* is considered a **landlord’s capital expense**, not the tenant’s.

**3. Only pay if your tenancy agreement clearly says you must share cost**
If your TA says nothing about sharing replacement cost, the landlord **cannot force you** to pay half. You can refuse politely and remind the landlord that replacement is their duty.
