My husband and I cannot decide if we should get a resale condo or a new condo. We hope to achieve capital appreciation with our property purchase. Which property will be more profitable given the high prices now? We currently own a 4room HDB which is fully paid. Please don't ask me to call you. It would be nice if you could give us a few pointers to look out for. Thank you.

Hi Webnat;

To achieve high capital appreciation,it would be advisable to go for new launch as its much cheaper than to buy from the resale market.The location tat you choose also play a part.Usually those tat are close to MRT can fetch higher prices in the resale market.I have a few new launches tat are within 5 mins walk to MRT.Cheapest new launch in D13 ! New launches are always the better choice for Capital Appreciation as units are directly bought from developers, We will give you first hand info on surrounding market comparative and potential before deciding to buy.

Developers also give out preview discounts, your monthly instalments are cheaper, you will have more cash on hand to do further investment on other options(stocks,bonds,equities etc.)

1) Will you be moving into this condo after purchase or is it purely for rental income + capital appreciation?

Any projects which are relatively new has fairly the same potential in terms of appreciation. As no 2 projects are the same, the price that developer bought the land and launch the project would be different, and at the end of the day, will affect the selling price in the secondary market, therefore it will make more sense to analyse the potential growth based on the different locations you are interested in.
