Hi

Yes it is possible, but hdb approval still has to be obtained. The stamp duties will still be based on market value of the property if so. Also you need to check if there are other beneficiaries to the flat, who may object to this arrangement.

It is possible. At the end of the day, it still depends on the financial commitments for the inherited flat and also your eligibility to own a HDB. Take note that buyer's stamp duty is based on the valuation or selling price, whichever is higher.

Hi,

1) Yes, a seller can decide how much to sell his property.
2) The HDB will ask him/her the reason of selling below market rate to ensure the seller was not under selling under duress.
3) Your friend have to get a letter of adminstrator from court if his/her parents did not leave him/her a will, or, a letter of executor if his/her parents left him/her a will.
4) Bring this court document to HDB branch office to register his/hers right to deal with the property.
5) After that, follow the instructions listed on the HDB web to complete the transaction.

1. Yes, your friend can sell the HDB flat to you, especially if they’re willing to offer a good discount—consider yourself lucky!

2. Buyer’s Stamp Duty (BSD) is calculated based on the **higher of the purchase price or the market value** of the property, so even with a discount, the stamp duty may reflect the market value. HDB’s approval is still required for the transfer.

3. Make sure there are no other beneficiaries on the flat title who might oppose the sale. Also, submit your **HFE (Home Financing Eligibility) letter** early to start the approval process smoothly.
