Hi Mr. Chen Sun,

Is this current flat your 1st subsidized flat (bought from HDB direct or resale with grant)? If so, assuming you qualify for the EC eligibility conditions? May I know which EC you are looking at? Its possible but most likely it involves selling of the HDB first and also taking up a personal loan.

Good morning Chen Sun,

I had assisted clients with the same situation as both of you before. We managed to push through the deal with the help of the developers.

As for building your property portfolio, do let me share with you what I had done for one of my clients.

They will be selling their 4rm flat (HAVENT FULLY PAID) and intend to purchase an unit for own stay and the other for investment after a few rounds of detailed financial planning.

You might not believe. This plan will be funded entirely by their sale and they wont be coming out with any amount from their savings. They would have RESERVED FUNDS up to 4 years to finance their homes even if they dont work.

Another clients of mine met me up on 8 august and had already committed to a condo purchase on 14 august even though their HDB sale will most likely ended up to be a NEGATIVE sale. But with their HDB sale, they will have a RESERVED FUNDS that can last them up to 3.5 years to repay the mortgage if BOTH of them never work.

I would or would not say this will be possible for you as well but with detailed financial planning, you will have a clearer picture what is feasible for you.

As you do not have much cash on hand, you may be required to sell off your current HDB first to realise your cash proceeds.

Depending on the TOP date of the EC you're interested in, you may also have to temporary rent a place to stay while waiting for the EC to TOP.

Hi Mr. Chen,

It is a general Singaporean dream to achieve 5Cs.
First of all, cash-in-hand is a critical issue due to purchasing private or EC will have to approach bank for loan.

For bank loan the maximum loan amount is 80% of the purchase price + 15% (cash and/or CPF) + 5% cash.

The first thing to check is the amount of CPF need to return to your CPF account. You may check this under www.cpf.gov.sg under "property".

Next is to check the past transactions around your area to estimate the possible selling price to determine whether there are sufficient cash to move to your next step.
