My Fiance and I are currently looking to purchase either an EC or a Condo.

With an EC we can probably afford a 3BR but cant sell for 5 years. For a Condo I would be looking at a 2BR.

Went to see quite a few Condos like Treasure, Riverfront, Florence, Parc Komo etc but thinking if I should wait to have a look at Piermont.

We were interested in a unit at Treasure but its sold already so have alittle more time to consider our options.

Any advice for my situation?

Good afternoon,

Yes it can be a bit daunting with a relatively good number of new launches to choose from and not quite finding the best fit. It is a similar concern some of my buyers are facing. It appears you are only focusing on the East to North-East regions? Is there a timeline you are planning with? If you don't mind sharing, would like to understand your priorities and plans better so to value-add with more professional inputs based on your scenario.

As for Piermont Grand EC, it is worth waiting for and will probably be another iconic project by CDL that will change the whole landscape of Sumang area. However, do note some of the significant differences in terms of regulations between new ECs and private condos. For example, the max loan one can get for new EC is half that of private condo with the same income due to the mortgage servicing ratio (MSR) of 30%. This translates to a higher downpayment.

It is understandable that you have missed out the unit in Treasure. It is also understandable on your predicament in trying to determine which is the right condominium.

Based on the information, it would seem to me that 3 bedrooms in a private condo will be a bit of a stretch.

It would be good to look at a 3 bedroom as you would need to plan ahead. In other words, in years to come will there be an addition to the family. Will the 2 bedrooms adequate for your needs?

Is the 5 years MOP for the EC really a major concern for you?.

I would suggest you engage an experienced agent to help you as you can leverage his knowledge. For private condominium or new EC, there is no commission.

Hi, I have a new EC that is 2 years old and gotten approval from HDB to sell even before its MOP. It is Bellewoods EC which is walking distance to Admirtalty mrt. It is a 2 bedroom unit, on a high floor and selling for only 700k.

Hi,

Not sure whether you have engaged any profession in your purchase, because any profession real estate can provide a more meaningful advice than just looking around and purchase on emotion.

1) Financial aspect:
a) Although EC is subsidized, not necessary you can afford a bigger unit than private. Because EC is using MSR to assess your affordibility.
b) Private can receive twice the amount of financial assisstance than EC.

2) There are quite a number of new launches that can matched your expectation. But which is a better buy than just considering transport, size, the level.
You have to understand the market before engaging yourself in a big ticket item in your life.

3) Better buy not meaning cheaper, having discount, or nearer to your parents home. There are other aspects to consider.
