My fiancé currently owns a HDB resale flat where he bought under the Singles Scheme. We (both SC) intend to get married and buy another resale flat.

1) Are we able to buy a resale flat and exercise OTP, before his solely owned flat is sold? We intend to fund our jointly owned flat via a bank loan and CPF. For the jointly owned resale flat, we do not need the proceeds from the sale of his solely owned flat.
2) Are we subject to ABSD if we buy a resale flat now, before he sold his solely owned flat?
3) Any other considerations we need to be aware about?

Hi,

No ABSD is payable if you are selling hdb & buying hdb again, as he will have to sign an undertaking to sell away the current hdb. Yes as long as the MOP of his current flat is met, he can purchase another resale HDB with you jointly. If the funds available and loan is able to cover the full purchase price and stamp duties, there is no issue to do the completion first.

Do note the existing property needs to be sold within 6 months after the resale completion of the next HDB. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

1) Yes it is possible to buy a resale flat first before selling his flat as long as MOP of his current flat is fulfilled
Please take note existing flat needs to be sold within 6 months after the resale completion of the next HDB
2) No ABSD is payable
3) It will be good to know the current market value of his house before selling.

1) Yes this is possible. Don note that your fiance needs to sell off his flat within 6 months form the purchase.
2) No ABSD will be charged. This is a special arrangement IRAS have only for HDB flats.
3) Do note that if you are a first timer, you may also claim for half housing grant if purchasing a resale.
