My family recently bought a pte condo. Currently, unit is leased to Ttenant who exercised diplomatic clause. Although Tenant has moved out, but handover not done yet.

Seller plans to have handover close to completion date. Understand that the security passes for the unit are defective and will be replaced at Tenant's cost according to the tenancy agreement.

repairs also need to be carried out prior to handover. Seller's agent assured us (verbally) that these will be done. As Buyer on 'vacant possession' basis, how do we ensure that before / during completion, all that has to be done under the tenancy agreement is carried out? Thank you.

Hi Aik,

as a buyer, you have the right to view the property before completion. I recommend that you request that all these things be done before you go for completion. If this request was made out in the offer to purchase, if not, I think you have a weak case.

All requirements must be made out in writing. If there is such conditions in the offer/option to purchase, you then should contact your lawyer that this is a requirement before they release the final sum to the seller's lawyers.
