My current unit in The Warren is 1238 sqft and it’s at low level. I still have $400000 outstanding loan. Both my wife and I are 47 and we plan to get a resale penthouse. Do you think it is advisable?

Hi,

It depends on your objectives for the next 5 to 10 years and also if the finances make sense. Typically, clients in a similar scenario will decouple the ownership so to reduce the upfront costs and also to obtain another 75% loan if possible.

It is also advisable to evaluate whether keeping the Warren makes sense and if any exit option in the future is better than what can be achieved today. May I also know which resale penthouse you are looking at?

1. Recent transactions for 3bd at the Warren will be around $1.05mill - $1.22 mill depend on which unit
2. Do you plan to sell your current place at the Warren and buy a Resale Penthouse?
Or do you plan to keep your current place at the Warren and buy a Resale Penthouse?
3. If you plan to keep your current unit at The Warren and buy Resale Penthouse please take note that 2nd property ABSD might apply.
Alternatively you can consider to decouple your current property so does not need to pay 2nd property ABSD if you and your wife plan to hold 2 properties.
4. Whether it is advisable to buy Resale Penthouse will be depend on location, facing, unit condition, entry price, etc
