My condo is going to TOP soon, and I wish to sell it away & book for a new condo at its launch. Do I have to pay for additional buyer's stamp duty? how much do I have to pay? I purchsed my soon going to TOP condo in April 2011.

Hi Moses,

If you sell now, you need to pay Seller Stamp Duty of 8%.

As for Additional Buyer Stamp Duty when you purchase a new property, please refer to the following:

Additional Buyer's Stamp Duty - Residential (From 12 Jan 2013)

1st pty 2nd Pty 3rd pty and up
SC 0% 7% 10%
SPR 5% 10% 10%
Others 15% 15% 15%

Hi Moses,

You are into the 3rd year ofholding your current property which is due to TOP. 8% seller's stamp duty will be imposed should you transact the sales of this property. On top of that, should you be purchasing another property prior to selling this, ABSD of 7% (Singapore Citizen 2nd property) or 10% (Singapore citizen 3rd property or SPR) will be applicable. Do work out your sums accordingly. You may wish to explore overseas projects from an investment point to avoid ABSD and taking off shore loan for these investments.

If you sell away your soon going to TOP condo now, your stamp duty payable will be 8% of the selling price of the unit.

But you only pay a lesser tax of 4% should you decide to sell by next year in May 2014.

Hi Mr Lee,

First of all, congratulations! You are a very successful investor. Your TOP soon property will generate great profit for you.

for seller stamp duty,
1) if your property was bought before 30 Aug 2010, you do not have to pay any.
2) if your property was bought in between 30 Aug 2010 and 13 Jan 2011, and if you selling it now, you will need to may 1/3 the amount of buyer stamp duty.
3) if your property was bought after 13 Jan 2011, then it will subject to the holding period:
Holding period of 1 year : 16% of price or market value, whichever is higher
Holding period of 2 years : 12% of price or market value, whichever is higher
Holding period of 3 years : 8% of price or market value, whichever is higher
Holding period of 4 years : 4% of price or market value, whichever is higher
