My agent told me that I should split the commission I have to pay between him and his friend who helped him find a tenant for my unit. His friend is not a licensed agent. Is it legal to split the commission?

Hi, you need not pay that person if he or her is not a licensed agent.

You should only pay commission to the agent who helped you secured that tenant.

If the tenant was referred ( introduced ) to him by his friend, the agent can, by all means, pay his friend for the referral, out of his own commission.

You as landlord is not obligated to pay his friend.

Out of good will, if your neighbor introduce a tenant, he cannot also demand commission.
