Afternoon,

Based on the TA, tenants are required to notify landlord should they decide to renew their lease. The withholding of deposit for such reason is not valid. I would suggest that you look for another agent to help you start marketing the unit.

Dear landlord,

Simply put it this way, both landlord and tenant has a part to play in the renewal of a tenancy. If you are expecting a decision from tenant to renew or not, you could have given a dateline for the tenant to revert instead of dragging until now with 10 days to go. It is also not part of agent's responsibility to ensure that tenant decides to renew or not. Basically if the agent has been missing, put it simply that he or she is not interested in the renewal commission on table.

My team has done a number of rentals lately including renewal cases as well as tenant moving out of their apartment and assisted them to look for new places, while securing tenants for units which have been vacated.

Let me know if we can salvage the best for you out of this current situation if possible.
