Good afternoon,

I assume the MOP of 5 years of the EC is fulfilled. The purchase of the resale HDB will have to include your name as well so as to be eligible to form a family nucleus to qualify for the public scheme for resale HDB.

However, due to the recent change in housing policy, private property owners (PPO) below 55 years old have to wait out 15 months after selling their EC/condo before they are allowed to purchase resale HDB, this means it is not a straightforward process for your case and you will have to rent or move to a temporary place for 15 months after selling before becoming eligible to purchase a resale HDB. There will be an exemption if the PPO are 55 years and above buying 4-room flat types and below, they need not wait out this 15 month period.

By the way, due to the recent cooling measures a few months back, you will now need to wait for a 15 months period to purchase the next HDB flat upon selling of the current EC unit, unless both of you are above 55 years of age.

Unfortunately the above scenario is not applicable. You will be an essential occupier for the resale HDB. Also, private property owners will need to wait out 15 months period before they are eligible to purchase a resale HDB after selling their private property, unless they are 55 years or older, then they are eligible to purchase a resale HDB that is 4room or smaller.

EC are privatized after fulfilling HDB MOP hence both of you will need to wait out for 15 months before been eligible to purchase any HDB resale unit. However, if you daughter is Singaporean, above the age of 35, she can purchase resale HDB unit under Single scheme.

Good morning Sir,

You have to purchase a resale HDB with your wife under public scheme as both of you are married.

Quick check, are both of you above 55 years old?

If not, you are not eligible to purchase a resale HDB. You need to observe waiting period of 15 months before you can do so.

If you are 55 and above, you can purchase up to a 4RM flat and sell off your EC within 6 months from purchase date if you dont need funds from sale to finance purchase.

Hi Sir,

Under the current policy, your wife will only be eligible to buy a HDB 15 months after the sale of the EC. For the purchase purchase, you can choose to include your name as the essential occupier and not the owner, with your wife and daughter (if she is eligible) as the owners.

For your case, you may want to consider buying a resale private property instead or exploring renting for the time being after the sale to wait out the 15 months period.
