Me and my husband monthly income around $90,000 per year. We both are PR, If we plan to get a private apartment, will we be able to get in $800,000 for 3 bedded room? We both don't have CPF, how much we'll need to prepare for cash?

Afternoon,

Mortgage amount will be worked based on MSR and TDSR. Hence your credit standing and age will have direct impact on the loan figures. Based on your combined income, it would be unlikely for you to obtain $800k loan.

Hi Cindy,

You will be able to get a 3BR condo units for about $800,000. The breakdown for the payment is as such:

Purchase Price of $800,000
1. 5% Cash - $40,000
2. 15% CPF - $120,000 (payable in cash if not enough CPF)
3. Normal Stamp Duty - $18,600 (payable in cash if not enough CPF)
4. Additional Buyer Stamp Duty of 5% - $40,000
5. Legal Fees - $2,500 to $3,000
6. 80% Loan - $640,000

Total Cash Required (if no CPF) = $221,100

Yes its possible, you should prepare around 30% of the purchase price (about 240k) for the downpayment, stamp duties etc. to secure a 800k thereabouts property. Thanks and hope to assist with your housing plans further.

Good afternoon Cindy,

If you are able to loan up to max 80% bank loan, your initial outlay will be as such:

1) 20% downpayment
2) estimated 3% buyer's stamp duty
3) 5% additional buyer's stamp duty as SPR
4) $2500 private legal fees
5) valuation fee etc

You need to have at least $224k in cash.
