May I know if I have to continue to pay my agent commissions if my tenant decides to renew the contract with me? Is there any reason why the agent should continue to collect commissions even though no work is done?

Hi, yes at each renewal, the landlord agent will prepare a new tenancy agreement for both party to sign and there is work to be done.

I think you should look into the previous service fees agreement you have signed with your appointed salesperson to understand and determine if any service fees is applicable during renewal of lease. The effort for renewal may seem insignificant on the outlook, however, let's say if the current tenant decides not to renew the lease, you will end up be required to pay for the service fees to look for new group of tenant and on top of that potentially lose a month of rental or 2 in between the outgoing and incoming tenant. Would that benefit you? Especially so if there was occasions where your salesperson need to do liason over repairs and replacement of the apartment, coordination of rental payments and etc, these are still part and parcel of works done which you may not be even be aware of if the salesperson decides that he or she can take care of such errands on your behalf without incurring your time and costs.

I would suggest that you discuss with the salesperson that in the event of further renewal of lease after current renewal, to pay a lesser amount for service fees instead of full amount as a gesture for securing a good long term tenant.
