Would like to share with you the latest transaction in the last 3 months at your vicinity,

1) Blk 316 high floor, transacted $460k valuation $455k COV $5k
2) Blk 316 high floor, transacted $480k valuation $458k COV $22k
3) Blk 317 high floor ,transacted $484k valuation $450k COV $34k

Your valuation should be approximately $350k. COV depending on renovation and facing.
