May i ask china national passport with 30 days visa . He is not applying for work permit or employment pass,but plan to travel in & out. His employer just set up new biz office in spore. Is he allowed to work in spore ? Can i rent company lease to him short term like 6 mths?

Under the Immigration & Customs Authority, Social Visit Pass holder are not allow to work in Singapore.

About renting out your unit under company lease is possible, provided the company is legally register in Singapore under ACRA and they must take full responsible of the Tenancy Agreement.

Hi Betty, if the company does that by leasing your unit to their staff with no proper work permit, then the company will be in serious trouble if caught doing so.

Hi Ms Betty,

Since you didn't mentioned whether this is HDB or private, I will address both for your consideration.

(1) According to both URA & HDB, rules and regulation for tenant to possess valid passes (legally residing in Singapore) is a minimum requirement.
(2) According to MOM, they are not allowed to work in Singapore without valid passes.
(3) Under HDB, there are certain trades and businesses staff that not allowed to stay in HDB flat.
(4) Tenancy agreement under company lease does not exempted from the above requirement.
(5) Penalty:
(a) URA: Max up to $200,000 for 1st offender
(b) HDB: Minimum financial penalty will be imposed, worst is compulsory acquisition of flat.
