Looking to sell my freehold 2 room condo around 560sqt at 950K and buying a resale hdb at 500K. What are the things that I have to take note of? And if I engage an agent what are the before and after fees?

Hi,

There are 2 things that you need to pay special attention to: Timeline and cashflow. Do you have anywhere to stay after selling your condo and while waiting to buy your HDB, do you need your cash proceed from selling the condo in order to fund your HDB purchase? If you're doing a sale and purchase concurrently, you will have to pay most attention to the TIMELINE.

Some questions that you will need to think through:
1) Do you need the sale proceeds from the condo to pay for your HDB purchase?
2) What are your plans after the condo sale completion, on where you are going to stay, prior to your HDB completion and renovation works done?

Agent's commission is negotiable, though the common market rate is 2% for selling of condo, and 1% for HDB purchase.

There are other fees which you may wish to take note of, namely conveyancing fees and stamp duties.

Engaging an agent to sell your condo is 2%, buying HDB is 1%. However, if you work together with an agent to handle both the transaction, you can discuss with the agent on a package deal. It is also advisable that you use the same agent, because same agent will be able to advise you on your timeline. You can also request for a free extension while you sell your condo, so during the extension period, while renovation your HDB, you can still stay in your condo. You will only need to shift house one time.
