landed valuation is based on buildup area or land area to calculate ?

Morning steph,
It is largely based on land area but built area is also taken into consideration as well.
Other considerations will be tenure (freehold, 999 or 99), any recent renovation done (AA or rebuild) etc.

In general, valaution of a landed property is based on the land itself but build up will also be considered if we are ale to provide more information about the age of the house as well as the last renovation cost and date.
We have just concluded our latest landed homes sales exhibition this afternoon where more than150 direct buyers braved the afternoon rain to attend this event which more than 200 landed homes for sale were featured (check out today's Straits Times C15 for more information about our event.)
