Hi Jeffrey,

If you are Singaporean, yes you can buy after MOP of 5 years are met, there is no need to clear off the outstanding home loan. However, ABSD of 12% applies and also the 2nd outstanding home loan max Loan-to-Value is only 45%.

You may keep your HDB flat if you are a Singaporean.

However, if you still have an outstanding loan, your loan to value will be 45%. There are other conditions relating to your plan.

Good day Mr Jeffrey Heng .

You do not have to clear off your hdb loan , however it make sense to clear off your hdb loan so that you can loan more for the next purchase the condo .

Please compare the savings or extra costs if you choose to dispose off your hdb versus keeping the hdb while you buy a condo , it will cost you extra 12% if you do not plan to dispose your hdb while you buy a condo .

Hi Jeffrey,

After 5 years MOP you can purchase your 2nd property. However, you will be subject to 12% additional buyer stamp duty (For Singaporean) and if your HDB loan is not cleared yet, your 2nd loan-to-value of the private property is only 45%. Therefore economically it might make more sense sometimes for owners to dispose the HDB before purchasing the private one. I will need more info from you in order to assist you further.
