It is definitely a fair open market, therefore if she is unable to produce the results despite being given 3 months, it is in your interest to look at opening up the listing to a handful more agents to secure the tenant at the soonest possible. Moreover, it is not the end of the world if the tenant is secured by another agent, since you can still call her back to market the property the next time this property becomes available again.
