(1) For doing investment, it is crucial to do a macro and micro level analysis.
If you starts to look into property market in Asia, you would have noticed all the "good" place to invest in property has reach certain level of saturation, and all government of these countries also implementing cooling measures similar if not more harsh to SG to ensure property bubbles are kept within manageable level.
Thus on macro level, SG became one of the attractive spot for investment again after all these "good" place to invest became no longer profitable to invest. This explain the flow in of foreign investor.
On micro-level, SG is a small country (talking about the size). Even with tearing down old and build new, there is a limit on how many can be done. Not talking about providing more empty plot to build.
Due to the above reasons, it is beyond human capability to change immediate.
All policy takes time to implement, and also takes time to mature to effect.
(2) Don't think the current spur of price is mainly due to demand from enblock buyers only. There are also foreign investor came in as well. Even local investor are coming into market to sow their seed.
