Hi, there are always various reason why a unit is not sold for quite some time, and due to location, floor, as well as unit condition. And it does worsen further presently due to the slowdown of the property market. Could I know more info from you and I be most glad to assist you further.

Good evening seller,

Due to current market conditions, it tends to take a slightly longer duration to dispose off a HDB as of now. And other factors like house condition, floor level etc do plays a part as well.

I have just assisted my sellers to dispose off their HDB flat in Woodlands within 2 weeks after taking over the marketing process from another agent who was given 4 months of exclusivity. The problem lies with overpricing the unit.

And sometimes luck do plays a part as well.

Dear owner,

Since you have mentioned that your unit has been shortlisted a few times (unsure how you are aware of this) but no offer was made, it seems to me that problem does not lie in the conditions of your unit. It could be a pricing issue or lack of the killing instinct in closing out the buyers. HDB market is still moving, otherwise my team mate in the HDB resale team will not have closed 3x units this month alone.
