Is there any statute law governing property conveyancing in Singapore? ( In HK, it is the Property and Conveyancing Ordinance, Cap 219. ). Please advise and cite the relevant Ordinance, so that I can study before buying.

    My wife and I are retired couple living in HK. My son, Kevin is a civil engineer working in Singapore for more than 2 years, and he is planning to find a permanent apartment to stay as PR. We can help him with about 50% of the house price as downpayment, budget between 600K and 900K, a 2 bedrooms flats. Our preferred areas are on the east and the central part of Singapore within walking distance to public transports - less than 1 Km to any MRT or 0.5 Km to the nearest public bus stop. Tenure 99 years or more and we do not mind the age of the buildings of 20-25 years old. Katong, East Coast, Marine Parade, Bedok, Toa Payoh, Bishan, Amg Mo Kio, Thomson and the adjoining areas are the priority order. With our budget in mind, please can you spare anyone day between 24 and 29 of August to show us any of your recommendations. I will ring you before we arrive. Good afternoon Mr Brian Chiu,

Do take note that as your son is a SPR, he will be subject to 5% additional buyer's stamp duty on top of the estimated 3% buyer's stamp duty.

If he's able to obtain 80% bank loan (still subject to total debt servicing ratio), his downpayment will be 5% cash and 15% CPF OA funds (cash if shortfall).

With your budget, there might be limited choices to choose from. Do you have any minimum size (built in area) you are looking at?
