The formula is as below:

Sale Price
Less: Bank Loan Outstanding
Less: CPF Refund + Accrued Interest of all owners
Less: Legal Fees + Bank Admin Fee (if any)
Less: Agent Success Fee 2% of sale transacted price + GST

The Balance will be your sale cash proceeds. You need to fulfil MOP of 5 years before you can sell your EC, and only SC & SPR can purchase at 5 year mark.

Sales proceeds calculations are pretty similar to that of HDB, other than the outgoing considerations like the quarterly maintenance fees payable that will be pro-rated back to the vendor by the purchaser based on the completion date.

The general guide is to deduct any outstanding loan amount as well as the CPF utilised including the accrued interest from the final selling price, and if you wish to factor in the costs involved in the sale, you can deduct the service fees by agent as well as the legal fees away.

To calculate your sale proceeds, you will need to have information such as the estimated selling price of your unit, your outstanding bank loan amount (if any) and also the CPF amount + interests that all owners have used so far. Other costs will include the agent commission (2%) and lawyer fees which is about 2.5k.
