If i compare Melville park with Modena and Tropical Spring, the latter will be a better choice with tenants as its nearer to MRT and shopping malls. However, typical of most projects near MRT, the projects are leasehold at 99years. Hence, those projects would be good for rental investment (cash flow) if you are able to find units with a smaller quantum. This will ensure that its easier to cover your mortgage using your rental fees. However, you will not reap the type of capital gain when you intend to sell. Location + tenure as the reason.
