is landlord responsible for liability insurance? for example if faulty oven blows up and injures tenant and tenant could sue landlord, does landlord have to take out liability insurance to cover this ? I've not heard of this before but tenant is asking before he signs the TA.

Hi, it is advisable to have an agent to assist you further so that to have your interest being protected as well. As for the above liability insurance clause, it is all up to you whether to have it listed or covered, else you could choose to say no, reject this tenant and to move on for the next one. Dear landlord,

I am unsure if this conditions have been put forth for your considerations by your appointed salesperson or you are carrying out this transaction on your own, but for such terms and conditions, I will typically have the tenant sort out these concerns at their own costs instead of escalating it to my landlord.

If both landlord and tenant cannot come to an agreement with the clauses in the tenancy agreement, then it is actually better to move on to next prospect in order not to waste time chasing after it and miss out on other opportunities.
