is it true that the number of transaction does affect the potential price of the hdb estate? For example, new estate like Punggol tends to have more transaction than the rest and thus, because of even out effect, the median price will normally be stagnant or small changes to its price.

Afternoon,

The quantity and quality of transactions within the same sector will affect the resale prices. High supply will result in sellers asking for lower but comparable COV. Every seller hope to get better offer but not to the extend of losing a potential buyer.

To add on to what Mike said, volume of transactions within the same sector will have an impact for future valuation of sale units thus it will affects the overall purchase price inclusive of COV.

But like Mike has mentioned, more supply but stagnant demand, the asking COV wont be that demanding.
