Yes, you can rent out your spare bedrooms if you own a 3-room or bigger flat. If you own a 1 or 2-room flat, you are not allowed to rent out your bedroom.

You are required to seek HDB's approval before the commencement of the tenancy. You must also inform HDB of any subsequent changes of any tenants’ particulars or when any of their tenants move out of the flat within 7 days of the occurrence. The minimum rental period for each tenant must be 6 months per application. You are not allowed to rent out your bedrooms on a short-term basis, as it may disrupt the living environment and pose security concerns for our residents.

For 3-room flats, the maximum number of bedrooms allowed to rent out is 1 while the maximum number of occupants allowed in each flat is 6.

For 4-room and bigger flats, the maximum number of bedrooms allowed to rent out is 2 while the maximum number of occupants allowed in each flat is 6. Occupants include owners, authorised occupiers, and tenants.

The minimum rental period for each tenant must be 6 months per application. You are not allowed to rent out your bedrooms on a short-term basis, as it may disrupt the living environment and pose security concerns for HDB's residents.

The maximum rental period is:
3 years if all the tenants are Singaporeans or Malaysians
2 years for non-Malaysian non-citizen tenants. Non-citizens refer to Singapore Permanent Residents and foreigners

A landlord is required to check original NRIC or FINS of the tenants and occupiers for forgery and make copies, check photographs on NRICs or FINS against the actual persons to confirm identity and verify the validity of the passes with MOM database and/or ICA database. As an added due diligence, you may also ask for letter of employment from employer. This is to deter illegal immigrants or vice activities. This is required by the Council of Estate Agencies for compliance with the Immigration and Women's Charter.
