I think most are not certain whether your old unit will be SERS as the last HDB that was being SERS was in 2018. Do refer to the link for more info:

Good gauge for your unit will be the transaction on level 22 at $850k in sept 2021 (before the cooling measures).

Blk 87 Zion Road is a special point block on its own, without any other HDB blocks surrounding it. And with your unit on the top floor, you enjoy unrivalled panoramic unblocked views.

In my opinion, the probability of SERS is pretty low, unless the Government has firm plans on this piece land. If you look into past SERS, majority of the blocks being enbloc are not point blocks, but rather blocks that has many corridor units.
