Is it normal for a property agent to ask deposit for rental when a development is not TOP yet and we have not seen the unit just because the landlord is willing to give the unit at a good price? How can a tenant safe guard their interest and still get the deal?

Morning,

In my view, the salesperson is safe guarding his landlord's interest and disregarding yours. It might be clear that the TOP date will be at certain period but we have also experienced delayed TOP. By paying deposit now, you are locking yourself up to an uncertainty while the landlord can be sure that he does not lose out. Or should we look at it this way, how can any contract exist on something that's does not have any certainty?

However, like what Yvonne said, it's your call as it takes two hands to clap.
