is it common for seller to ask for 4% option fee to be given to them when you exercise OTP?

Yes, I have not concluded any cases where the option fees during exercise of Option To Purchase to be less than 5% including the Option Money paid to seller to secure the Option To Purchase.

Hi, yes it is a standard practice and by the way, the 4% is to be paid to the seller law firm and not to the seller directly.
