Do you foresee any concerns where you may need to terminate the lease prematurely before the 2 years period is up? If not, it is definitely better to go for 2 years lease given the buoyant rental market we have now. Nonetheless, it will still depend on the profile type of your apartment available. For many HDB tenants, cash flow is a concern for 2 years lease, given that they need to commit to 3 months worth of rent (2 months deposit and 1 month advance rent) up front and that is when most of the tenants are unable to come up with and walk away from the deal.
I'd reckon that a balance approach be the best moving forward and see who the tenants are before deciding on what should be done. As a landlord, I feel that tenant profile that is likely to take good care of the apartment is more important than getting good rental where tenants may thrash up the entire apartment and the reinstating costs could be much higher than the deposit on top of the inconveniences caused during the downtime.
