Dear sir/madam,

If it is not advisable, then the buyers of the resale HDB out there would probably be in trouble, especially the mature estates.

It is advisable to determine what your objective(s) is/are when you are purchasing a property. Once your objective is clearcut, the answer would then be straighforward too, however, in most cases, purchasers are mixing up 2 objectives and want the best of everything, therefore with such blurred objectives, it will be difficult to achieve all objectives.

Location is always the key to decide potential capital appreciation for a property. We see some leasehold property continue to appreciate at a fast speed even they are already 15-20 years old.

On a safer side, try not to buy a leasehold condo which is more than 20 years, as it will have less demand in re-sale market when it becomes too old.
