There is no requirement to have a property agent to assist you in renting out your unit, however, there are plenty of benefits to do so for a professional fees that is only applicable if there is a successful transaction, therefore you can factor in the commission into the monthly rental that you are looking at so the tenant will be indirectly paying the commission instead of yourself.

It is not a requirement to engage a property agent. However it is highly advisable you do so. HDB (for HDB flats) or URA (for private property) have several regulations in place with regards to renting out your unit. Unfamiliarity with the regulations might cause you to run afoul with the law which will lead to undesirable consequence. In addition, a property agent can assist you in drafting a detailed tenancy agreement which will comes in handy in case there any future disputes with your tenants. With very minimal rental commission paid, it is important for you to weigh out the benefits and cost of engaging one.
