In the private property market context, this refers to buying a private property directly from a developer. However, if you are buying a resale condo, it is advisable to engage an agent as the procedures are rather complex and will require a lawyer.

As a Permanent Resident (PR), you don't face any eligibility restrictions when it comes to buying a condominium in Singapore. However, you will be subjected to an Additional Buyer’s Stamp Duty (ABSD) as well as a Buyer’s Stamp Duty (BSD). As many of my fellow colleagues have mentioned, you can choose to liaise directly with the seller's agent but do take note that as a private property buyer, normally you don't have to bear any commission to your representative.

Thus why not engage a real estate salesperson and let him make your purchase process a smooth sailing one from viewing arrangement, price negotiation, paperwork etc.

For the private condos, a professional agent normally cobroke with the seller agent so you do not have to pay commission fee.

This will save you a lot of hassle of dealing with many different agents and answering many different calls from agents.

- arrange viewing on shortlisted units
- price negotiation based on current market situation
