Before committing to any purchase, ask yourself what your objectives are.

Freehold properties are usually priced at a premium over their leasehold counterparts, and may not necessary get a higher rental. For rentability, location and accessibility is very important. The tenant won't care if your property is freehold or not.

Ask yourself if you are willing to pay a premium, and yet get the same rental rate as your neighbours in the the opposite development.

It will be more relevant to look at the objectives behind purchasing this property. If it is for investment purposes, I would suggest you purchase the 20 years old condo unit as it will generate a higher ROI for you. Freehold may not necessary be better as they usually command a premium price which will lead to lower rental yields.
