Dear Lily, empirically speaking, most of the time, yes.

Why? Buying a new condo at pre-launch will entitle you to early bird discounts, priority selection of the best units, stamp duty reimbursements, and other incentives the developer may include such as vouchers, and even country club memberships in some cases. These are perks that you don't get with sub-sales or resales. With the discounts, you are already X% ahead of the pack, at least. Not to mention, you get a brand new unit when the condo achieves TOP, saving you renovation costs etc. If you compare the prices of most developments at launch vs. TOP, by and large, the prices have appreciated.

The concept is similar to IPOs, where you are usually accorded a better price for buying into a relatively less-known company. For condos, are given a 'discount' for coming in at the earliest stage to buy into a development which you can't see and touch as yet, but for which the plans and facts are laid forth for you.

I am currently marketing a upcoming project right opposite / 3 minutes' walk to the Punggol MRT station. Previous comparable projects like A Treasure Trove and Watertown have already sold out with only larger units asking much higher prices than at pre / initial launch.
