Dear sir, Everyone's definition of extent of damages are different. My tenant just paid for a dining table and 4 chairs to the landlord as damages due to stain marks as well. Table are definitely still in working condition. In my own opinion, if these stains are a natural cause of wear and tear meaning, no matter who the end user is for the table and mattress, then it is quite clear cut that it is fair wear and tear. If they are due to spilled coffee or accidental spillage, i believe the landlord has a case. My 2 cents worth and opinions may differ from others.
