In my opinion, location precedes project size in terms of consideration for investment. There are many projects in excess of 800 units that are excellent in both capital appreciation and rental yield e.g. City Square Residences (910 units).

I suppose you are referring to the project called the Palette at Pasir Ris Grove.


The interesting thing about projects with large numbers is that they almost always generate a lot of publicity since there is a larger marketing budget for it. Because the project is large, you indirectly have more people staying within the project, generating more publicity in the long run.

As a result, you can expect ease of sale or rental in the future since everyone knows about this project.

However, that being said, there are always various factors that affect capital gain or rental yield of a project. Do contact me if you need a deeper analysis.
