In the tenancy agreement, there is a repair clause that the tenant will pay for all repairs up to $150, per item per repair. What does per item refer to in this context ? If the air con has two things to repair - for example needs chemical wash and replace motor. Then is this considered two items. To me that is still one item as its all part of the aircon. If the aircon and the oven needed repair, then that would be two items. Can anyone confirm ?

In this context, "per item" typically refers to individual items or appliances that require repair. Here’s how it generally breaks down:

1. **Individual Appliances**: Each appliance or item in the tenancy agreement (like the air conditioner and the oven) is considered a separate item. So, if both need repairs, that counts as two items.

2. **Repairs to One Appliance**: For repairs to the same appliance (e.g., an air conditioner needing both a chemical wash and a motor replacement), it may still be considered one item because it's part of the same appliance.

However, interpretations can vary based on the specific wording of the tenancy agreement. It’s best to clarify with your landlord or refer to the agreement directly for a definitive answer. If in doubt, consulting a legal professional can also help clarify the terms.
