In the following case, can I terminate the tenancy agreement safely?

I have rent a single room from a private condo. After a few days moving in, I find many issues:
1) the room is a partitioned room from the living hall. The aircon is old and making noise. I can not sleep well every night since i move in. I request to solve the problem but landlord ignores me.
2) the landlord is actually in overseas. And who signed the TA with me is actually his friend or brother.
3) no stamp duty is signed on the contract and it is already 14 days after the date of signing.

I find it is very difficult for me to stay, how can I initiate the termination? And any damage to me?

    I’m currently living at a rental property. They raised our rent for the last 2 mths saying that it’s not easy for them to find next tenant end of the year. Our contact end at sept 2023 and we just extended another 2 mths more only they raised us $1500 more to the end of 2nd dec 2023. Is this reasonable? And another thing the agent give me this message “ Please allow some leeway as it's difficult to not allow viewings during weekends. If I let landlord know about this they may impose the tenancy contract which allows for viewing with reasonable notice period. I will not be able to find a tenant so quickly and will affect the next rental which some landlords will want the tenants to bear as a result. “ when I told her end of this mth is a bit hard to arrange for weekends. Then she quickly text me this. When I get back to her, after I had arrange for her 29th Oct 2023. Is this threatening ? Why landlords and agent so demanding when I haven’t got time to arrange yet?
