In researching properties for our upcoming relocation to Singapore, we surveyed a number of rental web sites and blogs. One thing that is constantly coming up is the problem of getting the security deposit back at the end of the lease. It would appear that it is a serious problem and that most private landlords (if you believe the 100's of postings we found) are dishonest and fail to return the deposit when they should.

How real and common is this problem? If it is true, what is one to do?

Dear Mr Pierre Lagace,

I am interested to find out where is the source of your research.

In my career so far dealing with rental, there has been no such incidents arising, but usually the security deposit was used to offset any damages caused by the tenants. I would also like to believe that the avenue of venting out their frustrations will drive tenants with bad experience posting on the media while those who have not will simply just moved on.

Perhaps you may wish to let me know more about your requirements and I can assist to shortlist a suitable unit for you.

I do think that the reports you seen is untrue and not factual. In fact, I have not encounter such cases before as I always ensure that my tenant will get back his security deposit at the end of the lease. It is also my duty and responsibility.
