In Malaysia,When signing a tenancy agreement, be it for a private residence or commercial property ,
Q1) Can the witness for the tenants and Landlord be the same person (e.g. the same property agent)?
Q2) For Tenancy Agreement less than ONE YEAR, it's compulsory to be stamped?
Q3) For Short hold Tenancy Agreement, it's mandatory to get witnesses for Landlord's and tenants when signing the agreement?
Q4) can family members,( e.g. spouse, parents, brother, sister, son or daughter) be the witness for the tenancy agreement?

These questions will probably be more appropriate to be asked on the Malaysian portal. This is the Singapore portal and most Singapore realtors are not practising in Malaysia unless they also hold a practising license there.
