No, it’s not legal for the main tenant to collect a “transient/overnight fee” from you for your guest:

Why??:

In Singapore, condo rentals must have a minimum lease of 3 months (URA regulation).

Charging a fee for an overnight stay is effectively short-term rental/subletting, which is not allowed in residential properties (unless it’s a serviced apartment or licensed hotel).

Since your friend is not an illegal occupant (legally in SG, not overstaying), there is no violation by simply letting them stay overnight as a guest.

But note:

If your tenancy agreement or house rules explicitly state “no overnight guests without permission,” then the main tenant can raise it as a tenancy issue (but not as a fee).

The main tenant cannot unilaterally impose charges outside the signed tenancy/subtenancy agreement.

In short: Your guest can stay overnight if it doesn’t breach your subtenancy agreement, but your main tenant cannot legally charge you a transient fee for it.

Did you verify if such overnight visits are allowable based on your agreement with your master tenant? If there is no such agreement, typically the implied term is that the only person allowed to stay there is yourself and no one else since only your name is in the agreement.

The main tenant technically has no right to impose a transient fee on your friend who is staying overnight unless is it mentioned in the tenancy agreement, but similarly if the tenancy agreement has no provision of overnight visits, the argument can potentially go both ways.

At the end of the day, relationships will be strained in the apartment and make living in this apartment difficult moving forward.

It might depend on what your tenancy contract states. While it is likely unlawful for the main tenant (or landlord) to charge your friend 'rent' for the single night stay, you may have breached the (sub)tenancy agreement in allowing unauthorized overnight guests, and therefore triggered a penalty. Again, depends on what your contract states.
