Good morning j,

Sol acres has not fulfilled their 5 years MOP. If you are looking to purchase an unit with special approval to sell, you wont be eligible due to inability to meet the eligibility conditions.

As a SPR, you are eligible to purchase a resale EC (minimum 5 years old), private condo (new/ ec) or landed in Sentosa.

If you decide to buy a property with your wife (foreigner), you will be subject to a higher ABSD rate (5% vs 20%).

As Sol Acres has not met their MOP, I regret to inform you that you will not be able to purchase a unit there.

When the first owners meet their MOP, you will be able to purchase a unit, but only in your sole name. This is because a resale EC that has only been 5 years is only eligible for SPRs to purchase. Hence, your wife as a foreigner will not be able to be the co-owner of the property.

Also, do note that ABSD of 5% (if buying under your name) or 20% (if buying under both names) applies.

Hi,

1) You are only eligible to purchase MOP EC under your name alone as an SPR.
2) You are also not eligible to purchase those EC that had special approval to sell before MOP.
3) These type of ECs are only eligible to SC family which meets HDB eligibility scheme.
4) Sol Acres was TOP in 2018, therefore you are only able to buy units over there in 2023.

Unfortunately Sol Acres have not met its 5 years MOP and therefore you are not eligible to purchase.
