I'm looking to purchase a RESALE HDB in this neighbourhood.

I just finished my 5 year MOP in FEB '16, which i purchased the flat thru SALE OF BALANCE FLATS. (Utilizing 1 chance)

Question now is, if I purchase direct from HDB-BTO , am i considered a FIRST TIMER still? (Since i did not purchase BTO before?)

If I purchase thru HDB-SBF , I guess i should be considered a 2nd time applicant.

Please advise.

Thanks.

Hi Ben,

If you have bought direct from hdb (either BTO or sales of balance flat), you are considered to have taken one subsidy, hence will be considered 2nd timer for your next purchase of BTO or sales of balance flat. A resale levy is also applicable. Thanks and look forward to assist with your housing plans further.

Evening Ben,

SOBF is equal to getting a BTO unit as both units are being marketed at a lower than market value pricing. If you are getting a BTO unit, you will be required to pay levy by cash.

Hi Ben!

Sales of Balance Flat is considered direct from HDB and hence, that will be your first time. You'll be considered as a second-timer should you decide to go for BTO or SBF now and a resale levy will be payable depending on your flat type (whether it's 2/3/4/5 room or EA etc).

Do let me know how I can assist and value-add to your property purchase. Perhaps you could consider ECs which do not have resale levy?

Look forward to hearing back from you and assisting you accordingly.

Hi Ben.

Yes, you are no longer consider as a 1st timer anymore, and to take another direct flat from the HDB. You will need to pay the levy back too.
Do take note that if you are taking HLE loan for your next property, you will need to put half of your cash process from the sale of your current property into the next property too.

Good day Mr Ben Koh

In your case , you will have to pay a levy if you wish to buy a new hdb .

No levy if you wish to buy a resale Hdb.

Kindly contact me for a no-obligations chat for your property needs .

My charges are 1% commission for exclusive selling to your hdb or 2% for open listing .
