you can consider to add in a clause for prospective buyer viewing and pre termination clause in the event of sale to ensure you can conduct viewing for sale and option to sell with tenancy or vacant possession in future. Cheers!

If you are anticipating sale to take place while the apartment is rented out to different individuals, what you can do is to indicate in the rental agreement that they need to corporate with viewing requests along the course of the rental, perhaps setting aside a particular time slot and day so they are able to project out when they need to leave their room doors open.

1. Do you mean you are looking for tenant for individual room?
If yes then you can indicate in the rental agreement that you have intention to sell and they need to corporate with viewing requests
You can also requested to put termination clause in the rental agreement

2. Other option will be to rent out your whole flat instead of room rental
