Hi, you will have to go through the contract and see if there's any clause to break lease, if there isn't any, you are obligated to rent out the full 12 months. You may negotiate on the terms to break lease with your landlord.

Hi Jermaine,

From agreement point of view, if there is no premature termination clause, then there is no way to legally terminating it earlier unless the landlord is agreeable to the premature termination. You should approach the landlord to discuss directly and seek his or her understanding if possible, if not both can settle with some compensation terms instead of having to pay the balance contracted amount.

If you do not agree with the above, perhaps you can engage a lawyer to assist you in the premature termination.
