Im currently interested in purchasing a 2 bedder in the east for rental yield. price below 800k. Looking at The Glades, any possiblity of appreciation in long term as psf is high? Will prices of condo drop further? Any other condos with good rental yield and appreciation to consider? Will prefer places excluding geylang.

Hi, the project at The Glades is situated among landed properties and a short walk to MRT. So yes definitely this property will appreciate in the long run. However if you are waiting for the prices to come down, chances are it won't. As most developers are already slashing their prices since last year and rumors plus property guru are saying come 2016 next year, property prices will start picking up again due to Spore election. Hi,

What's your investment horizon? If you are looking to hold your Glades unit for at 7 to 10 years, properties near MRT and commercial nodes (changi business park and SUTD) will appreciate due to higher rents achievable in the long-run (inflation, higher salaries). It comes down to how confident you are in Singapore's economic outlook.

Prices of developer sale condos will only drop if they have limited holding power, but most of them have strong capital buffers and still have 2 years to sell all units after TOP. We are also not in an economy recession, just a government engineered property slowdown. When market sentiment turns positive, we may not be looking at the same PSF range again, hence this year presents a window of buying opportunity. There are some value star buys of Glades that I will be keen to recommend. Hope to discuss further.
