I'm a singaporean and my wife is a PR. I am the owner of a resale HDB and she is the occupier, we have completed the MOP of this HDB. We wish to purchase a 2Mil private property for self stay and rent the hdb out. What is the BSD/ABSD im looking at and what is the pros and cons of buying as single(me or her)/joint for the private house?

Hi Mr. Neo,

If you intend to keep both properties, the total stamp duties payable (BSD+ABSD) will be 13% approx. If purchase under Single name, ABSD maybe lower, but loan will also much lower due to single income, and its unlikely to fund a larger price quantum property.

Good morning Kino,

Let me assist you further with your enquiry.

In regards to stamp duties:
1) You: 7% Additional buyer's stamp duties (2nd property)
2) Your spouse: 5% ABSD (1st property)
3) Both names: 7% ABSD (higher of 5% or 7%)

ABSD will be on top of BSD (estimated 3%).

Purchasing solely under one name:
1) Yourself:
- if you still have outstanding loan for your HDB, you can only obtain up to 50% bank loan thus downpayment will be 50% (25% cash and 25% CPF) as well.

- If you have utilised CPF OA funds in current HDB, you have to set aside half of CPF minimum sum which is $80.5k now.

2) Your spouse:
- she can obtain 80% bank loan (subject to TDSR)
- she can utilise all her CPF OA funds

3) both names:
- ABSD difference is only 2% between purchasing joint and single purchase but you should be able to obtain a higher loan quantum as bank will take both income into consideration.

I will suggest to speak to my bankers first so he/ she can advise how much loan can each of you and both of you obtain then we work things out from there.

Hi Kino

If you are buying in your name there is an ABSD (7%) involved apart from the normal stamp duty.

If it's in your wife name than it will be ABSD (5%) involved apart from the normal stamp duty.

Hi Mr Neo, as my two fellow agents as pointed out, min ABSD you would have to pay for the stated arrangement would be 5% using solely your SPR spouse name to purchase your next property. There are ways to achieve a higher percentage of loans depending n your situation and financial status and also ways to achieve your aims by rearranging your property portfolio. Dear Mr Neo,

In all honesty, I would not encourage you to keep your existing HDB, if it is not a fully paid up unit. I am unsure on how you have worked out the projected purchasing price range for the private property, but in cases where it is just an estimation, I highly encourage you to speak to a banker first to work on the financial aspects and understand better the financial commitments if you have not done so. Maybe we should discuss more on your plans moving ahead.

It makes perfect financial sense to purchase a private property to stay while renting out your HDB since you have already met your MOP.

It is advisable to purchase under your wife's name as the sole owner as the Additional Buyer Stamp Duty (ABSD) will be lower at 5% instead of 7% if you were to purchase together.

It is also important to check the loan amount that your wife is eligible for before embarking on your search for a home. Once the loan amount is determined, you can better plan your finances and look for a home that you can afford comfortably while enjoying the high rental yields that your HDB is bringing you.

Afternoon,

If you opt to purchase the private property under your name or joint ownership, ABSD of 7% is payable as your spouse was not classified as the owner in your HDB unit. Should your current unit be still under mortgage, you can only obtain max of 50% loan. If the unit is placed under your spouse's name, ABSD would be 5% instead. She can also obtain max of 80% loan based on her income status.

If you wish to keep the hdb and buy a 2nd property , ABSD payable is 5% if wife solely purchase private .

7% ABSD payable if buy in your name solely or jointly .

As far as loan is concerned , Only owner of the property can be borrower . Non owner cannot be guarantor of the loan .

If for any reason you have to sell off your hdb , especially for the purpose of ABSD savings , my charges are 1% comm for exclusive selling rights to your hdb , or 2% for open listing .
